House hunting can appear very fun and easy. You just point and click online to find the neighbourhood and home of your dreams and presto! You've got a house. If only it were that easy. There are some mistakes that we have regularly seen homebuyers make that can completely derail the house hunting experience. Today, we want to share what these mistakes are, and how you can work through each of them to ensure a successful and stress-free house hunt
Sometimes, a homebuyer will be more fixed about a neighbourhood or a type of house than a budget. They believe either that their dream house will inevitably be in their budget or that a real estate agent can help them obtain their dream home for their budget. This can create feelings of overwhelm or disappointment, however. Speak with your real estate agent beforehand about what your budget is and they can help navigate the right homes for you based on what you can afford rather than being dragged out to fall in love with homes that are significantly out of your price range.
People tend to think that they only need to worry about mortgages once they've had their offer accepted on a home. However, being pre-approved is a great way to show sellers that you are a serious buyer. In fact, many sellers won't accept an offer without a mortgage pre-approval these days!
Another issue with not getting a mortgage pre-approval before you start house hunting is that if you do choose to wait until your offer has been accepted, you will be forced to do it in the middle of a contract negotiation which can add significant stress to your life, especially if it impacts timelines.
Not getting the mortgage you want can put you in the disheartening position where you are forced to walk away from a home that you've gotten attached to. Avoid the heartache and get pre-approved before you start hunting!
It's easy to find a home online and fall in love with it but what about the neighbourhood? Your dream home doesn't exist in a bubble. Before you get too attached to a home, take a drive around the neighbourhood to see if you could envision yourself living in the area before falling in love with the home. The neighbourhood is just as important as the home you are looking at. Pay attention to who lives nearby, how busy the area is, and what transportation access is available. This will help you get an accurate impression.
As you can see, these are mistakes that anyone can easily make when house hunting. And that's okay! It's easy to fall in love with a property and overlook important things.
