This is the story of a past client. A very happy past client. Susan reached out to me 10 years ago. She had a townhouse in South Ajax, which is one of the top areas in Durham Region.
Mike Koson was assigned to be the lead agent. Since Sue interviewed other agents, we were not guaranteed the listing. However, that wasn’t the only reason we weren’t guaranteed the listing. Sue had a private buyer who was interested in her home. Anyone who knows me knows that I’m not a “pushy” agent. I’ve heard horror stories of agents who just won’t leave the client’s home until they get a signed listing agreement. That’s not how I train the agents on my team. I think Sue was not only impressed with the research we did to give her an accurate value for her home, but also the fact Mike didn’t get “pushy”, even when he found out about the private buyer. Sue even communicated with Mike by email while she was waiting for her private buyer to make a decision, as you can see below:
“Hi Michael: Thanks very much for meeting with me and giving me such valuable information. You were very thorough and I appreciated your evaluation and advice. I saw my prospective buyer today and she will be viewing my home again next Friday, the 26th. Then I will call you with an update. I will call you as soon as I know what is happening. Thanks again. I was Impressed with the services of your Brian Kondo Home Selling Team brian@briankondo.com.”
Long story short, the private buyer didn’t purchase Sue’s townhouse. She was worried about the maintenance fee. What the private buyer didn’t know about was that the home had aluminum wiring, which was popular with homes in South Ajax. That and the fact the market 10 years ago was nowhere close to the market we had at the beginning of 2022 and even today!
Sue ended up picking Mike and our team to sell her home. Before listing the home, Mike consulted with one of the electricians our team uses to find out what we can do about the aluminum wiring. We also had our stager, Jessica (who we still use today), do a consultation before having our photographer, Ron (who we are also still using today), do a full virtual tour with pictures.
Even with all the above working against us, we sold the home for 98% of the asking price in a down market.
As I mentioned above, Sue was a very happy client!
