I received a call from Susan, who along with her brother Chris, had power of attorney for their mother, who they had just moved into a retirement home. They wanted to sell her condo apartment in “The Breakers”, a high-demand condo apartment complex in South Ajax with some units overlooking Lake Ontario.
I met with Susan and Chris and presented my findings as well as my Home Selling System to them. During the meeting Susan confided they used a friend of hers to sell their mother’s home in Pickering Village and buy this condo apartment, but that it was a mistake, especially since their mother “always wanted to use Brian”. By the end of our meeting, they committed to using me and my team to sell the apartment.
To prepare the home for sale, we decided it would be a good idea to replace the older carpets with newer flooring, along with some other minor touch-ups. Things were going smoothly and the unit was almost ready to put on the market when I got a call from Susan that their mom was taken to the hospital and was on a breathing tube. That delayed the start of the listing but thankfully, she got better. We put the house on the market and it sold. However, that’s not the end of the story.
About a month or so before closing, I got a call from Chris. Unfortunately, their mother had passed away that week. He was wondering if this would affect the sale. Now, there are a number of things that could happen. If there was no Will, then the Court has to appoint an Estate Trustee, even if there are living family members who the deceased would want to look after his/her estate. That could take a few months to complete. In this case, it would have jeopardized the closing. Thankfully, Chris’ mom had a Will and Chris and Susan, as Estate Trustees, were able to close on time. (Hypothetical Question - what would happen if an Estate Trustee wanted the house for him/herself and didn’t want to close?You can call me and ask this and any other questions pertaining to this topic).
