When I’m about to list a home for sale, one of the most important tasks I do is get as much information as possible. I have an inspection sheet I made when I first got into the business many moons ago.
On the back I take detailed notes and measurements of each room on every floor of the house. On the front of the sheet, I note the features of the home. What type of home is it - detached, semi detached, link, townhouse, etc.? What style is it – 2-storey, bungalow, sidesplit, backsplit, etc.? How many bedrooms or bathrooms does it have? Does it have a family room? Does it have a garage? If yes, what size is it? This is just the beginning. There are many more features I note. I also ask the client questions about his/her personal covenant, what their future plans are and the size and terms of their mortgage.
It was after this last question I asked Gio that I found out he had an assumable mortgage at a very good interest rate. As Gio noted in his testimonial below, the townhouse complex he was in had a number of issues, even though it was fairly new. However, what I try to do is highlight the positive features of the home, the area and in this case, the assumable mortgage in the MLS and on all my marketing materials.
The result – a quick sale in a not so hot market in a complex that had some issues. Can my Home Selling System help you too? Well, we’re in a not so hot market right now.
