I’ve said this on previous blog posts when giving you the story behind the sale. And that is, if you’re in the real estate business long enough and do a good job for your clients, they’ll become repeat customers and use you again to buy and/or sell, sometimes multiple times!
That’s exactly what has happened with Marie. She mentions in her testimonial (see below) that she completed her fourth purchase and sale with my team. Since that testimonial, she has bought and sold with us one more time. That makes it 5 times, which is 10 buy and sell ends!
I first met her in 2009 when I sold her matrimonial home in South Ajax and assigned an agent on my team, Janette, to help her find a home. Marie ended up buying a condo townhouse in Whitby.
Within 2 years, she was on the move again and we helped her sell the Whitby home and buy in Bowmanville, which was just on the cusp of becoming a destination for buyers from the city who couldn’t afford Toronto or even homes as far east as Whitby.
Marie is very handy and has a keen eye for updating her homes, which helps when you move as often as Marie does and don’t want to take a loss when selling. In fact, the Ajax home I sold for her was, in a word, stunning! Anyway, within another 2 years, she sold the Bowmanville home for a tidy profit and moved back to Ajax, this time into a condo apartment.
Marie stayed there for 5 years this time but boy, did she spend that time wisely. She transformed her apartment into a gorgeous, unique space. I hadn’t seen this done in any other condo building before, but upon entering her unit, she had transformed the entrance into a separate vestibule. And as usual, her apartment was totally updated and showed a 10! It didn’t take long for me to sell it. In fact, I was able to sell it for the highest price ever for a unit like hers in the building at that time.
One reason she sold was to move closer to a new job in the west end of the GTA and this time, Mike Koson was assigned to help her. After showing her a lot of homes and getting a couple conditional offers accepted, she ended up not buying either one.
The first offer we walked from was because the lawyer we referred Marie to, John Tucciarone, was concerned about what he found in the Status Certificate, namely the existence of two lawsuits and a low Reserve Fund.
The second offer we walked from was for another condo. This time the mortgage specialist we referred Marie to, Robert Ganzhorn, found out that CMHC hadn’t funded anything in this building for a couple of years. Even though Marie didn’t need CMHC approval, this was an important piece of information, so we didn’t firm this offer up either.
After more time looking for the right condo, Mike eventually found her the perfect condo apartment in Etobicoke - not only was Marie really happy with this one, but John Tucciarone and Robert Ganzhorn couldn’t find anything wrong with it either. This time, the unit didn’t need much work. However, when Marie contacted us about 3 years later because she missed Ajax and wanted to move back, we soon found out that she couldn’t help herself – her unit had been completely updated and renovated. Anyway, after this difficult purchase, Marie sent us a testimonial, which you can read below.
Mike ended up listing and selling the Etobicoke condo (for a huge profit) and helped her find a condo apartment in Ajax. Working with Marie over the years has now come full circle – I first met Marie and sold her house in South Ajax way back in 2009 and after 4 more moves, she’s back in Ajax again!
As I mentioned earlier in this story, not only do I have great agents that work on my team, but all the specialists that are extended members of my team have the same philosophy as I do – to give great advice to my clients, even if it causes them to walk away from a conditional deal like above.
