Pervez initially contacted me to request an online home evaluation. When I called and spoke to him, he indicated that they were looking to move in the next 4 – 5 months. He said he had seen my name around town and although he had friends who were real estate agents, they would also consider me when the time came to list. I sent him information on the selling process and added him to my monthly newsletter, Market Watch, to keep him up-to-date with what was happening in the local marketplace.
I kept in touch but they ended up listing with one of their real estate agent friends. After about a month and a half on the market, Pervez sent another online home evaluation request. This time because I knew he was listed with another agent I didn’t contact him. However, he ended up calling me about a week later asking to meet. Since he called me, I could talk to him but let him know I couldn’t do anything more since he was under contract with another agent. They were getting worried – the house wasn’t selling and they had purchased another home already. S ince it sounded like the agent was a good friend, it was agreed they would continue with him, especially since it sounded like they were starting to get more showings. I would be available if it expired.
The house ended up selling about a week or so later, so I asked my assistant at the time, Melissa, to destroy the file we started for them. I think I also had another one of my assistants, Janet, remove them from receiving my Market Watch newsletters, which is a hard copy that is mailed each month to our client’s address, which was going to be changing in a month after their house closed.
In real estate, I’ve learned to expect the unexpected and therefore, never assume you know for sure what’s going to happen. Well, the deal didn’t close and I received another call from Pervez asking to meet again. This time I could talk to them freely since the listing had also expired. They told me the buyer couldn’t get their mortgage and consequently, couldn’t close. Their lawyer told them to get the house back on the market asap. In short order, I met them at the property, which was now vacant since they had already moved to their new home, gave them a price they should list at, made arrangements for my photographer (who I think is the best in the business), to take the pictures and virtual tour, wrote up the detailed description of the property for the MLS listing, my website and the online ads as well as for the flyers/postcards to North Ajax, and arranged an open house. In less than a week, we received an offer. I made sure the buyer had been pre-approved and even though there wasn’t a condition subject to the sale of the buyer’s home, that they didn’t have a house to sell.
We sold the house and there were no issues with the closing, which was a big relief to Pervez and Dolly. I’ve said this before and it bears repeating, a client will only refer you to family, friends and acquaintances if they are absolutely sure they won’t regret doing so and that’s what they have done with me.
