Sharleen was moving out of the Pickering townhouse she had owned and lived in for 11 years to share a house with her boyfriend. She wanted to keep the townhouse. However, she was concerned about finding the “right” tenant(s) who would look after her home as if it was their own.
I had helped her boyfriend rent out his home a few years earlier and he suggested she call me. I inspected the house and did some research to determine the rent she could get for her house. Since she had a small mortgage, I determined she could receive a positive cash flow. I also told her that over the years, even if prices drop, eventually, the market always recovers and goes even higher than it was before, so holding onto a house long-term is a good idea. In a nutshell, renting out the house would end up being a great investment!
If you talk to most real estate agents, they will tell you it’s almost not worth it to them to work with rentals. There’s probably five (5) times the amount of paperwork and if you’re working on the listing (landlord) side, you also have to contact the potential tenants’ references, present landlord and employer to confirm employment. You also have to know how to read credit reports and know all about the “Residential Tenancy Agreement”. There’s just so much more to do when working on a rental – and for a fraction of the commission vs. a buy or sell.
With all the work involved for a much lower commission, why do I stress to my team that it’s an important aspect of our business? Because if we do a great job for our tenant clients or our landlord clients, they will not only use us again, but when the time comes for the tenant to buy or the landlord to sell, they will remember us.
